The site is located to the northeast of Orchard Brae and extends over approximately 0.34 hectares focused on Finance House. Finance House is an eight-storey, currently vacant 1960s office building which fronts Orchard Brae. There is also a large, five-storey, 1970s extension to the rear of Finance House.

The wider surrounding area is predominantly residential, with a range of amenities close by, including shops, offices, cafes, and restaurants. The city centre is approximately twenty minutes’ walk from the site. The site is close to areas of public open space, including Inverleith Park, Orchard Park and the Water of Leith Walkway.   

The site is also well connected to public transport with local bus connections available immediately adjacent to the site on Orchard Brae. Haymarket Station is a twenty-five-minute walk from the site, providing rail, tram, and bus connections across the UK.
